What Buyers and Sellers in Travis, Hays & Williamson County Need to Know Right Now

The Big Picture: Activity Is Accelerating

Across all three counties — Travis, Hays, and Williamson — the week of April 13–20 showed a market in active motion. New listings are up, under-contract velocity is surging, and price reductions are proliferating. That combination tells us: buyers are engaged, sellers are adjusting, and the market is finding its equilibrium in real time.

 

Travis County: Volume Leader With a Motivated Seller Pool

Travis County added 602 new listings this week (+6%), keeping supply healthy. But the standout numbers are on the demand side: 350 homes went under contract (+32%) and 214 went pending (+26%). That’s a significant wave of buyer commitment. Meanwhile, 728 price reductions (+20%) signal that sellers who missed the mark on pricing are actively correcting course — creating real opportunity for buyers who’ve been on the sidelines.

 

Hays County: Fastest Closing Pace in the Region

Hays County may be smaller in volume, but its numbers this week are striking. Closings jumped 51% to 136 — the strongest sold-velocity increase in the tri-county area. New listings rose 35% to 190, and 69 homes went under contract (+33%). The one note of caution: pending dipped 11% to 87, which may signal a brief pause after several strong weeks. Expireds ticked up 75% — but to just 7 homes — a reminder that even in Hays, pricing precision matters.

 

Williamson County: The Buyer’s Best Opportunity Right Now

Williamson County is this week’s most compelling story for buyers. With 393 new listings (+20%), 187 under contract (+19%), and a remarkable 525 price reductions (+27%), this county offers the richest combination of selection, demand, and seller flexibility in the region. Expireds doubled (from a small base of 8 to 16), reinforcing that overpriced homes in Williamson are being firmly rejected by the market.
